1. What is an active adult community?

a. An active adult community is age restricted to people 55 and older. Homes are usually single-family detached an offer main level living. The exterior of the home typically requires little or no maintenance. There is generally a monthly common fee for yard maintenance, snow removal and refuse pickup.

 

2. How many homes will the active adult community consist of?

a. RiverBend Estates will consist of 25 single-family detached homes.

 

3. Can I customize my home?

a. Yes, actually we are eager to work with the active adult to customize the interior of their home to fit their individual lifestyle.

 

4. Are your homes energy efficient?

a. Yes energy efficient is important to RiverBend Estates. We build our homes with energy efficient components to maximize your comfort and minimize your energy cost.

 

5. How big are your homes?

a. We offer three home styles and they range from 1666 S.F. to 3200 S.F., each of our homes offer a second floor and/or lower level option. Some sites can have a finished lower level with a walk out.

 

6. Do your homes incorporate Universal Design?

a. Yes are homes are built with wider doorways, hallways, lever door knobs and few steps to enter your home.

 

7. What does Maintenance –Free Living mean?

a. Maintenance free living at Riverbend Estates means that we take care of mowing the lawn, shoveling the snow and allowing you to do the things you enjoy.

 

8. Can you have pets?

a. Yes you can have two pets.

 

9. What is RiverBend Estates policy on children?

a. Children 18 and older can live with you. Granchildren are welcome and can visit for 2 week periods.

 

10. How long does it take to build a home?

a. RiverBend Estates can deliver a home in 120days.

 

11. Do you have a clubhouse?

a. No we do not have a clubhouse. We are a smaller community and by not having a clubhouse it allows us to have lower common fees. We do have a Gazebo and picnic area located at the end of the cull de sac for neighbors and families to gather.

 

12. Do you have an area for walking?

a. Yes we having scenic walking trails in the open space that surrounds the site. Are site is also flat and pedestrian friendly.

 

13. How close is RiverBend Estates to major highways, shopping and entertainment?

a. RiverBend Estates location is private yet convenient. We are located off a major state road which is a big advantage. The road is maintained by the state and this is a great asset especially in the winter months. The active adult has easy access to major highways, shopping, entertainment and health care facilities within a 5 to 10 mile radius.

 

14. What is RiverBend Estate's common fee and what does it include?

a. The common fee is $190.00 per month. Includes lawn maintenance, snow removal, rubbish pickup, roof replacement. winterization /dewinterization of irrigation system and septic system maintenance.
